ELITE RESIDENCE in DUBAI MARINA
I have two floors in this project, which is the 75th and 58th floors and the
size of the 58th floor is 14,652.40 sqft and the size of the 75th floor Is
14666 sqft.
I bought first 58th floor with an average price of AED 1,950/sqft while we bought the 56th floor after that for one of our clients with an average of AED 2,500/sqft and later I bought 75TH floors with AED 2,800/sqft.
Right now in the building called the Le Reve which is ready and located just next to Elite Residence the minimum price is AED 3,750/sqft. For the 58th floor already 80% is due now and the next 10% is due on the 5th January 2010 and the remaining 10% on completion.
In the 58th floor we have 12 units, those 8 units as 1 bedroom and 4 units
as 2 bedroom and you have full sea and Palm view from all these units except
2 of them that you have only Marina views. (THE TWO TOWERS NEXT TO ELITE ARE ONLY 49 FLOORS SO YOU HAVE 360° OPEN VIEWS) and in the 75th floor we have 4 units, which are 3 bedrooms penthouses and you have full sea and palm view from all these units.
We will try to negotiate with developer, and probably be able to get discount from the developer and change the price from AED 1,950/sqft to AED 1,388/sqft if your client can pay 100% of payment cash :

14,652.40 sqft x 1950 = AED 28,572,180
#Total selling Price after discount for 58th floor:
14,652.40 sqft x 1388 = AED 20,337,531
*Total original price for 75th floor:
14,666 sqft x 2800 = AED 41,064,800
*Total selling price after Discount for 75th floor:
14,666 sqft x 1440 = AED 21,119,040
We want to be clear that we can only sell these by floors and not by units.
