I am a finance major, my spouse is a medical professional. Our combined proveable income income is 280k a year. Last year, I was the only bread winner while she was finishing school and in the early part of the year I was laid off. Go figure! I sold our home in a deed in lieu, shows as a foreclosure on credit but not quite as bad. It was important that she finish school and we kept our daughter in private school. Now we are in apartment hell with a kid, a dog and us. Went from 3200 square feet to 1000 square feet and NO yard. Now we are cautious about getting what we can afford and want to stick to the simpler less expensive home that fits our needs. Ideally we are looking for no downpayment and immediate purchase. By February 2010, we will have 10K to dedicate towards purchasing this home from you. My spouse will have graduated and since we were not married at the time none of my "bad" credit will impede her from getting a 1st time homebuyer FHA loan with 3% down and good terms. I know that with copies of her transcripts for the last 8 years of her education and her recent check stubs job history will also NOT be an issue. This deal will not work if for some reason you are behind on your payments and choose not to tell us. If there is a current mortgage on the property, we want to be able to pay the mortgage directly as well as the ability to have the home deeded over to us once we purchase but until then want an unrecorded off the record deed from you. The reason we want the deed immediately is to protect ourselves. We want to complete remodel the property as soon as we can move in.
