How to Sell Your House Without a Realtor and utilizing Internet Marketing...
Can I Really Sell My House Without a Realtor? The National Association of Realtors says...NO WAY!
They do control the greatest marketing tool known as the Multiple Listing Service which gives all Realtor members access to your listing information. It's pretty huge considering there are usually several thousand agents in each city and they are usually working with 10 or 15 potential buyers! WELL..at least they were last year!
So, yes the MLS is powerful and controlled by the Realtors but there is aways flat fee MLS if you want the Realtor exposure but don't want to be locked into a 6% traditional listing commission.
Since half of all potential buyers have gone missing in the last year or so, there is a lot of competition on the MLS right now. A buyer has a big advantage because there are far more available properties than there are buyers so I guess a savvy seller could us flat fee MLS to their advantage by paying the flat fee to get the MLS exposure and then offer the Realtors a huge commission to bring them a buyer. That might work...
Another option would be to focus on the Internet. Afterall everyone says buyer's start their home search there! It would only take you about six months at ten hours per day to master search engine optimization and all the little tricks and techniques that is takes to get a high ranking on Goggle and Yahoo! And, if you have that kind of knowledge I would like to know why you are reading this anyway?
Well that brings us to my pitch!!! I'm a real estate broker but not in the traditional since. Back in the 1990's I woke up one night really late and wrote what I thought was a brillant real estate marketing program in Florida. Basically it was what is now called "Flat Fee MLS" but I didn't invent it. There were a handful of big marketing companies trying to nationalize it but they didn't really know what it could become. They all went out of business before George W. Bush was elected president. I like to take credit for simplifying and perfecting it but I'm sure there are many that would disagree with that!
Anyway, Here's what I'm working on...
My company, Realty Mart America, offers flat fee MLS thoughout Florida and metro Atlanta. I still believe today that it's the greatest real estate marketing concept ever created. However, in todays market it's just not enough. There's just too much inventory on the Multiple Listing Service for it to be your only resource. It doesn't give you any kind of edge over the competing properties. Combining flat fee MLS with Internet Marketing is the answer to today's market conditions and it's why I have introduced another source of finding buyers in addition to the MLS. Internet Marketing using video and Web 2.0 techniques has changed the way people communicate and do business. It's changed the way politicians raise money, and the way people make purchases.
Right now my video and social marketing for real estate is only being offered as a free bonus to my customers in the Mid Florida area! But stayed tuned for further developments as we perfect this amazing marketing strategy that will greatly improve the chances of selling your home by exposing it to the entire world!
