Looking For Land? Are you looking the wrong way?
Most people looking for land to build on or place their mobile home (or Tiny House)
search for a specific town, area or even school districtand they can never find it!
Why? Several reasons but the two biggest reasons most people never buy land:
1. If they do actually find vacant land in the area that they seek, they struggle to be able to be able buy it because most land sellers want cash.
2. Financing for land is different that financing for a house: For example, in most areas you can buy a house with a 620 credit score and No-Money Down! Land requires a 740 credit score and 20% down payment.
Banks got hurt when the real estate market burst in 2008 and really dont want to finance vacant land.
Think about it: If a guy had purchased a piece of land to hunt on or maybe grow his garden and the economy crashed (Gas was $4.00 a gallon & the construction business shut down) he had to choose between making a payment on his land or making a payment on his new, four-wheeled drive truck; which do you think he made a payment on .and which do you think, the truck or the land, got repossessed?
So, the reason that most potential land buyers, especially those that are self employed or have credit issues, struggle to own their own land is they dont realize that they are not looking for Land in a particular area or location.
They are looking for a landowner (like me) that will finance the land for them!
Now, my generation grew up with what was called, Starter Homes
It was a way to get started in property ownership.
It was not designed to be a forever home. As a matter of fact, I never knew anyone that lived in a Starter Home for very long. They used the Starter Home as a way to show that they
could be trusted to make their payments on time, improve their credit and build equity.
Land works the same way.
Many people buy land and then their plans change; jobs change, they get divorced, kids leave home and the land they thought would be their forever land hopefully has prepared them for their next chapter of life. I know because this has happened to me!
